This project involved the restoration and repair of a four-story townhouse at 1 First Place in Brooklyn, featuring bonded wall construction. The building’s exterior includes exposed brick on the west and north facades, stucco imitating brownstone on the south facade and ground-level west facade, and decorative elements such as black cornices, lintels, and sills that align with the character of the surrounding neighborhood.

The scope of work addressed critical structural and aesthetic issues. Initially scoped for stucco patching, the work evolved into a full outer wythe rebuilding at the west and south facades following a structural assessment. Lintels and sills were replaced at the side and rear facades, and fire escapes were recoated and resecured. To ensure stability during facade rebuilding, interior spaces were shored (a necessary measure due to the building’s two-wythe exterior wall construction). Structural reinforcement included stabilization repairs to address deteriorated wall conditions, ensuring the safe continuation of work. Additionally, both the main and rear roofs were replaced, with parapet rebuilding and flashing for all penetrations. The main roof bulkhead was reclad, and a new skylight was installed, completing the structural and aesthetic upgrades.
