The renovation of thise multi-family townhouse in Kips Bay was an extensive project that involved dividing the building into three separate apartments: garden level, first & second floor, and third floor. Our team focused on salvaging existing architectural materials for repurposing throughout the redesigned spaces, in order to create a cohesive and unique aesthetic.

The third floor was extended towards the rear to create a spacious apartment with exposed brick walls where possible and new wood floors throughout. The apartment was designed with a modern and minimalistic aesthetic, and the renovation included the installation of new mechanical systems for zoned heating and cooling, ensuring maximum comfort for the residents.

A multi-level roof terrace was designed to offer stunning views of the Empire State and Chrysler buildings, while maintaining privacy with a perforated, metal-paneled fence. The terrace was constructed with concrete pavers and Ipe wood steps, creating a natural and organic feel.

The front yard was redesigned with a classic stoop entrance and a planted refuse enclosure made with Ipe, which added a touch of elegance to the property. The rear yard was repaved with bluestone and features a lap pool, providing a relaxing and refreshing oasis in the heart of the Ccity. The fence in the rear yard was rebuilt in Ipe to match the design of the front yard entry, creating a cohesive and visually stunning outdoor space.

Finally, the modern rear elevation extension was clad in a paneled phenolic wood rain screen to emphasize the contemporary addition, creating a unique and cohesive design that blends old and new architectural elements seamlessly.
