Morningside Gardens is a co-op complex consisting of six multi-story buildings designed by Harrison and Abramovitz and built in the 1950s. The buildings have cast concrete structural frames that support red brick bonded masonry walls and a total of 980 apartments.

In 2007, our team began an exterior restoration project for Morningside Gardens, which included all six buildings. Our focus was on repairing masonry and concrete throughout the complex, as well as replacing localized balcony drains. We also replaced all of the main roofs and bulkhead roofs, and installed new main roof perimeter rails.

The restoration project required close collaboration with the co-op board and management, as well as the residents of the complex, to ensure minimal disruption to daily life. Our team worked closely with the client to create a detailed project plan that took into account the complex's unique needs and challenges.

Throughout the project, we prioritized safety and quality. We worked with experienced contractors to ensure that all repairs and replacements were done to the highest standards, and we regularly observed the work to ensure that it met our strict quality control requirements.

The result is a revitalized Morningside Gardens complex that is not only more aesthetically pleasing, but also safer and more comfortable for its residents.
