Built in 1896, the Gramercy Park Habitat is a beautiful former brewery and factory designed by Brunner and Tryon. In 2014, CTA’s services were obtained for construction administration and to act as the owner’s representative.
During pre-construction, we reviewed the bid package and conducted bid walkthroughs, issued bidding documents, reviewed/analyzed bids, prepared bid breakdown spreadsheet(s), and met with the Owner and Management regarding the bid results. We conducted bid interviews, negotiated bid pricing and assisted with installer selection, and developed a payment schedule with the selected installer.
From the beginning of the construction phase, CTA reviewed, processed, and logged submittals and shop drawings - including intensive site time to determine that the correct unrated windows and quantities were indicated on the shop drawings. The work also included an analysis of fire rated window requirements.
CTA also conducted weekly meetings, prepared meeting minutes, made site visits 5 days per week to observe and document construction progress, provided on-site construction administration during installation, coordinated the installation schedule with the contractor and management team, observed and documented each residential unit before and after installation, observed installation to the extent permitted by schedule, prepared change orders, reviewed and processed payment requisitions issued by the contractor, punch listed each window and prepared summary reports, conducted punch list completion walkthroughs (per apartment), and attended the final walk through at the project completion.
