We had the privilege of working on the exterior restoration of The Albert, a pre-war cooperative in the Greenwich Village neighborhood of New York City. The building was originally constructed in 1882 as a 24-unit apartment building by Henry J Hardenbergh, who also designed the Dakota and the Plaza. It was later converted into a hotel in 1887 and eventually became a 204-apartment cooperative in 1985. In recognition of its cultural importance, the Hotel Albert was listed on the National Register of Historic Places in June 2012.

Our project began in June 2016 and involved the restoration of the sidewalks, curbs, tree pits, and entrances. We replaced the existing sidewalks on three frontages with new concrete and installed stone and steel faced curbs, newly designed tree pits, and pit perimeter fences. At the 10th Street entrance, we installed new exterior stairs and railings, awnings and lighting, and the entry door to preserve the aesthetic. We also installed Cambrian black granite finishes at the interior vestibule, tying together the matching exterior entrance steps.

For the 40 East 11th Street entrance, we reconfigured the steps and door, installed new waterproofing and stone steps, railings, and door, and performed localized vault repairs. We replaced the entry doors and exterior stone traffic surface and selected new vestibule finishes and radiator covers.

In addition to the exterior work, we also designed and executed a new ground floor lobby in collaboration with Ashley Manfred Design. This included new floor tile, wall coverings (paint, wallpaper, tile), repainted apartment entrance doors, renovated/redesigned security desk, reconfigured lighting in select locations, and new finishes, furniture, and artwork in the mailroom.

Finally, we ensured that the building met ADA accessibility standards from the sidewalk level and throughout the building.
