At 230 Riverside Drive, originally built in 1931, we completed an extensive exterior restoration project to correct FISP items and to address leaks throughout the façades. During the course of the project, we discovered existing structural deficiencies, which were addressed as part of the restoration. Our work included the rebuilding of an extensive amount of terra cotta water table at the 19th floor and ornamental pieces elsewhere, rebuilding of masonry parapet, and installation of flashing at door and window surrounds. We also replaced structural steel members and added new members to support the new projecting terra cotta units. This project marked the first exterior restoration project since the designation of the Riverside-West End Historic District in 2015.
At the tail end of this restoration project, interior leaks at the cellar and deteriorated masonry lead to probes that revealed further structural steel deterioration. A new project began that is currently in construction to reinforce structural steel columns along the West 95th Street and Riverside Drive elevations. The project includes waterproofing of the structural steel as well as injection sealant waterproofing of the foundation walls. Some deteriorated structural steel members may require extensive temporary shoring. The budget for this project is set at approximately $2,000,000.
