This four-story plus cellar, multi-family townhouse, located in Kips Bay was gut renovated and divided into three separate apartments: garden level, first & second floor, and third floor. Special care was taken to salvage existing architectural materials during the renovation to be repurposed throughout the redesigned spaces.
The third floor was extended towards the rear and features a spacious 3rd floor apartment. Existing brick walls were left exposed where possible and new wood floor were installed throughout. New mechanical systems were installed to provide zoned heating and cooling. A multi-level roof terrace was designed using concrete pavers and ipe wood steps. Views of the Empire State and Chrysler buildings can be enjoyed, while a perforated, metal-paneled fence around the terrace maintains privacy.
Featuring a classic stoop entrance, the front yard was redesigned to include a planted refuse enclosure made with ipe. The rear yard, with lap pool, was repaved with bluestone and the fence was rebuilt in ipe to match the design of the front yard entry. The rear elevation extension was clad in a paneled phenolic wood rain screen to emphasize the modern addition.
