CB Emmanuel Affordable Cooperative Renovations

As part of our work with CB Emmanuel Realty LLC and the New York City Department of Housing Preservation and Development (HPD), we are rehabilitating four circa-1900 residential buildings in Harlem under HPD's Affordable Neighborhood Cooperative Program. Our scope of work includes gut rehabilitations, facade restoration services, upgrades to the elevators, and new mechanical, plumbing, and electrical systems. We are also performing appropriate structural work and renovating one of the residential units to comply with UFAS requirements. The public spaces, including the lobby, hallways, elevator, and cellar, will receive new finishes, and a laundry room for residential use will be added to the cellar. All work on this project is designed to Green Community standards and is subject to review by HPD.

On the exterior, we will be replacing all existing roofs, windows, and doors at the four buildings, as well as providing localized masonry repairs, waterproofing, and new flashing at the facades, entries, and bulkhead. We are also reconfiguring the residential entrances whenever possible to increase ADA accessibility. Additionally, 102 West 119th Street is located in the South Harlem Historic District and has been filed with and approved by the Landmarks Preservation Commission. 

Our shared goal with CB Emmanuel and HPD is to improve the urban landscape by providing New York City with much-needed affordable housing.
