The Grand Street Guild rehabilitation project involved the moderate rehabilitation of a late-1960s "super block" on the Lower East Side of Manhattan. Our team was tasked with replacing the roofs, redesigning the ground floor cladding, and refurbishing all public spaces at the building's interiors. In addition, all 600 apartments were renovated with new bathrooms, kitchens, and paint finishes, and the mechanical systems in all three buildings were replaced.

One of the key features of the project was the site's relandscaping, which included the addition of a newly designed amphitheater. We also designed and constructed a new 3,500 square foot maintenance building with a green roof (17 Pitt Street) as part of the project. Despite the scope of the project, we were able to complete the rehabilitation without displacing any residents.

Our team's commitment to delivering high-quality and visually stunning projects was recognized with a 2016 Design Award of Merit from the New York Society of American Registered Architects. We are proud to have been a part of this important project, which not only improved the overall living conditions for the residents of the Grand Street Guild but also revitalized the Lower East Side community.
