We performed a moderate rehabilitation of the Haven Plaza residential complex, consisting of four- buildings and 371 units. The project unfolded in two phases to address both the exteriors and interiors of the complex.

Phase I of the rehabilitation focused on the exteriors of the buildings, including new roofs, masonry rehabilitation, and waterproofing. The project extended to the complex's expansive garage roof, which was re-waterproofed to accommodate its dual function as a green roof and outdoor plaza space.

Phase II shifted to the interior of Haven Plaza. The lobbies and common spaces were redesigned, and the kitchens and bathrooms in all the apartments were replaced. A new community room was designed, and previous management offices were converted into two additional apartments. The outdoor plaza landscape was also redesigned and re-landscaped.

In order to establish improved connectivity between the street level and the central plaza, we introduced new staircases. These staircases, characterized by their innovative design featuring curved treads and cantilevered landings, generate a visually striking "floating" effect. Custom metal railings and an accessible ramp were incorporated, and the northern townhouses' plaza wall was rebuilt.

The rehabilitation and renovation of Haven Plaza serves as an example of how thoughtful design and construction can transform an aging residential complex into a vibrant and modern living space. The project's attention to detail and focus on sustainability also contribute to the ongoing revitalization of the surrounding neighborhood.
